Today’s Short Sale Open House was successful!

One of short sale’s buyer backed out last week because of the main entrance door was facing south side !!.  My question is why this buyer didn’t check anything before writing the offer if these things are important? I respect everybody’s beliefs but it’s always good to let your agent know before writing an offer.  Well, I’m sorry for them that they lost this beautiful home.  And guess what! We already have short sale approval letter from the lender, so it shouldn’t be problem if we submit another offer in a very short of period of time.

I just put it back on the market last Friday, did my short sale marketing and had our first open house (8/9/09) from 1-4pm.  Today’s short sale open house was successful! Open house was held in one of my San Jose listing, it’s in a nice Evergreen school district area. Well, most of my short sale listing goes fast; I get offers within a week after I list on the market, so no time to do open house ) !!

I’m surprised to see that in our today’s open house, we had almost 45 people who stopped by at our open house.  It seems like there are more buyers showing interest in buying a house before the end of this year and they can also take advantage of $8,000 first time buyer tax credit if they buy before December 2009.

Long story short, I have already received 3 offers after this open house and 2 more agents mentioned that they are going to send me their offer by tonight.  Pretty exciting!! I’m going to present the offer tomorrow morning so that we can send it right away to the lender for their approval.  Thank you Lord!!
