We had checked with couple of our local agent for short sale on my house but they didn’t want to handle short sale. We have been trying to sell our townhome in Santa Clara since July 2007 and the market ha not not co-operative. We got some bad advice from our pervious realtor and listed the property at a value much higher than what it was worth, wasted a lot of time and money and finally ended up renting the house. Finally in January,2010, we had had enough as the townhouse was a huge drain on our finances and we decided to do a short sale. We came across Blaison by accident while searching the web for Bay area short sale experts. We met with him shortly afterwards and were pleasantly surprised with his professionalism and more importantly his knowledge and expertise in dealing with short sales.

Blaison had given us rough timelines on when things would get done, but based on our past experience with other realtors we were not very hopeful. We were in for a real surprise. He had told us he would list the house mid Jan and we would have offers by end of  Jan and that is EXACTLY how things turned out. He also said we would close the sale by end of May and our sale closed escrow on June 7th. We accepted an offer end of Jan and then he put together the complete Short sale package, and tirelessly followed up with the bank and kept us updated weekly on the status. He also kept the buyers informed on the status regularly.

Our second mortgage (Citibank) gave us a really hard time before we got the approvals, but Blaison worked patiently with them and ensured that we got the approval on time. The other thing which was great was he also negotiated his best with the bank to ensure that the money we spent for pay-off was as low as possible. I am pretty sure we personally would not have been able to negotiate that low an amount with the bank. The sale was finally closed on June 7th. We think it was a stroke of luck that we found Blaison. He is really dedicated to his job, very organized and puts in his very best efforts for his clients.

But most important of all, he delivers results on time. I think he is the best realtor around and would strongly recommend him to anyone who is looking to buy/sell their homes be it a regular sale or short sale.

When we bought our first home, we both were working at that time, but time had changed and both our income got reduced due to the economy and bad job market and we couldn’t afford to mortgage payment. We tried very hard to pay the monthly mortgage but couldn’t continue paying the mortgage.

We tried to work out with the lender for loan modification but after many months of sending the required paperwork to them, they sent us the NOD (Notice of Default) and they didn’t work out with us. After couple of months, we had received notice of trustee sale and didn’t know what to do next or how to avoid foreclosure.  I talked to couple of agents but they weren’t confident enough to help me because of our trustee sale notice on my house.
